The Buying Process

The process…
in a nutshell:

Chat with me.
Talk to me about what you're looking for in a home; any must-haves and wishlist items.

Get Pre-Qualified.
Talk to at least two lenders (I will recommend a great one). Shop their mortgage rates and find out the price range of homes you can afford.

Start Your Search.
I will set you up on a MLS search that fits your home criteria. You pick which ones you like and we'll schedule times to go see them (this is the fun part).

Make An Offer.
Once you find the home you want, we will discuss what you'd like to offer (based on info I will provide), as well as the terms you'd like.

Go Under Contract.
Your offer has successfully been negotiated. You deposit your earnest money and open escrow on the home.

Inspections.
I will set up your home inspections, either with your preferred inspectors, or mine. This is when we discuss what inspections you’d like to obtain.

Appraisal.
Assuming you are purchasing with a loan, the bank will send out an appraiser to determine the worth of the home. If the home appraises at or above the contract price, everything moves forward as planned. If it appraises below contract price, you can either cancel the purchase, come up with the difference in funds on your own, or try and negotiate a lower purchase price with the seller.

Final Walkthrough.
Assuming the purchase continues after appraisal, you will schedule your final walk-through of the home with your agent. Check to ensure the home is in the same condition as when you went under contract.
You will either sign off as acceptable or reject the home at which point the seller has 3 days to remedy the issue(s).

Schedule Signing.
You'll pick a time that is convenient for you to sign all the papers to close on the home. This is done either at the title/escrow company office or at a location of your choosing with a mobile notary.

Clear to Close & Closing Day.
After signing is done, it's just a matter of time before everything is in order and a "clear to close" has been established. On the day of closing, the home Title will be recorded with the county and you are free to get the keys to your new home!
